It's a question we get asked all the time. Is it really that important to style or stage a property? And the answer is always YES, YES, YES! No matter what situation you are in with regards to the sale of a property, staging is important. Here are just a few reasons why you should stage your home.
1. Remove you
When a buyer comes through a home, we want them to imagine themselves living there. That's harder to do when the home is covered in photos of another family. Lets say you're a family of four with two young children but your buyer has teenagers. They see your family photo and think "are they moving because it's too small?" Plus, do you really want groups of people coming through your home staring at your personal belongings?
2. Maximise space
If a property is empty, it can be difficult to imagine how the space can work. Will my couch fit there? Can I get a queen bed in that room? Adding furniture to empty rooms shows how the space can be used. With good furniture placement you can make a small room feel bigger and space more usable. If you're still living in the home it can be about replacing furniture so buyers imagine how their family will fit. You want them to think about how the space can be used rather than being distracted by how you lived there.
3. Appeal to a wider audience
Styling your own home is a very personal thing and often it's something we don't change regularly. Home staging is about changing the look of your home to give it a fresh look that appeals to a wider audience.
4. Stand out from the crowd
Most people will look at photos of your home online before they decide to go the inspection. Home staging is about making sure those photos jump off the page so that buyers see your home and want to inspect it.
5. Increase your sale price
Recent research has shown that staged properties usually sell from 2.5% up to 5% higher than the asking price. On a property worth $350,000 that's an increase from $8,750 right up to $17,500.
6. It's affordable
Home staging doesn't have to be expensive. At Home Style 4 Less we come in and work with as much of your own furniture as we can. We structure a custom package around what suits you and your budget. We don't have the emotional connection to the property so we can help guide you with what items and furniture that need to be moved.
